no variances, and that all improvements that are to be made shall comply with the existing

acres of land out of James T. Peacock Survey No. 405, Abstract No. 268, in Kerr County, Texas;
part of the land designated as Exception on the Plat of Spicer Ranch No. Three as recorded in
Volume 3 at page 85 of the Plat Records of Kerr County, Texas).
Said plat is approved with no variances and that all improvements that are to be made
