REQUEST OF CLARENCE RIPPS REGARDING DONATION OF LAND TO THE
ELM PASS VOLUNTEER FIRE DEPARTMENT
On this the 13th day of January 1986, came on to be considered
by the Court, the request of Clarence Ripps, regarding a donation
of land to the Elm Pass Volunteer Fire Department, as to whether
or not this land to be donated would be considered a Subdivision,
under the Kerr County Subdivision "Rules and Regulations".
Motion made by Commissioner Higgins, seconded by Commissioner
Guthrie and unanimously approved by the Court, that said property
does not need to meet the requirements of the Kerr County Sub-
division "Rules and Regulations".
All that certain tract or parcel of land lying and being
situated in the County of Kerr, State of Texas, comprising 0.4
acre, being part of Tract No. 25, Elm Pass Ranch No. 1, plat
of which dated July 31, 1971, is recorded in Volume 3
on Page 82 of the Plat Records of Kerr County, Texas,and
subject tract being more particularly described by metes
and bounds, as follows, to-wit:
BEGINNING at the SE corner of said Tract No. 25, being the
SW corner of Tract No. 24 of said Elm Pass Ranch No. 1,
being in Elm Pass Road, located 866.5 feet S. 16° 54' E.
from the most Northerly corner of said Tract No. 25;
THENCE down Elm Pass Road, the SE line of said Tract No. 25,
S. 61° 17' W. 51.8 feet and S. 21° 58' W. 58.7 feet to the
Sw corner of subject tract;
THENCE N. 20° OS' W. at 15.4 feet an iron stake at a
power pole, continuing a total distance of 221.4 feet to
an iron stake, the NW corner of subject tract;
THENCE N. 73° 09' E. 100.0 feet to an iron stake, the NE
corner of subject tract in the East line of said Tract No. 25,
the West line of said Tract No. 24;
THENCE with the East line of said Tract No. 25, S. 16° 51' E.
at 110.5 feet an iron stake at fence post, a total distance
of 164.6 feet to the place of beginning; being a portion of
the property described in deed from GENERAL COMPUTER SERVICE, INC.,
to CLARENCE M. RIPPS and wife, ELIZABETH M. RIPPS, dated
October 17, 1977, of record in Volume 202, Page 132, Deed
Records of Kerr County, Texas,to which instruments and their
records reference is here made for all purposes;
