REQUEST OF MICHAEL AND JERILYNN TITUS REGARDING DIVISION
OF PROPERTY LOCATED IN COMMISSIONER'S PRECINCT TWO
On this the 8th day of September 1986, came on to be consider-
ed by the Court the request of Michael and Jerilynn Titus,
as to whether or not the division of a tract of 12.06 acres
of land, more or less, out of B. B. B. & C. R. R. Co., Survey
No. 47, Abstract No. 50, in the town of Center Point, Kerr
County, located in Kerr County Commissioner's Precinct No. 2,
would be considered a subdivision, under the Kerr County
Subdivision "Rules and Regulations".
Motion made by Commissioner Higgins, seconded by Commissioner
Guthrie and unanimously approved and determined by the Court
that said division of property does not need to meet the
requirements of the Kerr County Subdivision "RULES AND REGULA-
TIONS".

FIELD NOTES DESCRIPTION FOR 12.06 ACRES OF LAND FRONTING
ON KELLY STREET,IN CENTER POINT, KERR COUNTY, TEXAS
Being all of a certain tract or parcel of land containing 12.06 acres, more or less, out of
B. B. B. & C. R. R. Co. Survey No. 47, Abstract No. 50, in the town of Center Point, Kerr
County, Texas; part of that land conveyed as 13.5 acres Erom Frank Thomason, et ux, to
Jeffrey Turner by a Warranty Deed with Vendoc's Lien executed the 4th day of October, 1977
and recorded in Volume 201 at Page 36 of rile Deed Records of Kerr County, Texas; and being
more particularly described by metes and bounds as follows:
BEGINNING at a fence post marked with a 1/2" iron stake in tale nor[li line of said 13.5 acre
tract and souttl right-of-way line of Kelly Street, a forty {40) ft. wide public street,
for the northerly northeast corner of the herein described tract; which point bears:
146.36 ft. 5.89° 53 'W. from a 1/2" iron stake for the northeast corner of said 13.5 acre
tract; and 1395.83 ft. 5.89° 51'W. from the northeast corner of the L. A. Wyatt Addition
[o the town of Center Point, Texas;
THENCE, upon, over and across said 13.5 acre tract: 5.02° 58'W., 251.76 ft. to a
fencepost marked with a 1/2" iron stake for a reentrant corner of the herein described
tract; and 5.88° 54'E., 161.69 ft. to a fencepost marked with a 1/2" iron stake in the
occupied east line of said 13.5 acre tract for the eaeterly northeast corner of rile herein
described tract; .
T{IENCE, along or near said fence with t11e occupied east line of said 13.5 acre tract:
5.00° 56'E., 244.24 ft. to a fence anglepost; and 5.00° Z4'E., 827.12 ft. to a fence
cornerpost marked with a 1/2" iron stake for [he southeast corner of the herein described
tract and said 13.5 acre tract and said 13.5 acre tract;
THENCE, along or near a fence with the occupied south line of said 13.5 acre tract, N.89°
38'W., 461.64 ft. to a fence cornerpost marked with a 1/2" tron stake for the southwest
corner of rile herein described tract;
TFIENCE, along or near a fence with the occupied west line of said 13.5 acre tract, N.00°
27'W., 1077.20 ft. to a fence post marked with a 1/2" iron stake for the westerly
northwest corner of the herein described tract;
THENCE, upon, over and across said 13.5 acre tract: 5.88° 54'E., 183.40 ft. to a fence
post marked with a 1/2" iron stake for a reentrant corner of the herein described tract;
and N.02° 12'E., 249.14 ft. to a fence poet marked with a 1/2" iron stake in the said north
line of 13.5 acre tract and south right-of-way line of Kelly Street for rile northerly
northwest corner of rile herein described tract;
THENCE, with the said north line of 13.5 acre tract and south right-of-way line of Kelly
Street, N.89° 53'E., 118.84 ft• to the PLACF. OF BEGINNING.
I hereby certify that these field no tea are an
accurate description of the property contained,
[herein as determined by a survey made on the
ground under my direction and supervision, except
no survey was made to reestablish Patent Survey
lines or corners; and that all property corners
are as stated.
