The entry asking permission to construct a new hangar-office facility on Lot 9 at Louis Schreiner Field, adjoining our present facility on Lot 10. Kerrville Air, lnc. presently has Lot 9 under full lease and has been paying on it for several months. A. Reasons for needing the new facility---- 1. Our present hangar is booked solid with customers, leaving us no room for additional hangar storage on request. 2. When all of our customers are in, it leaves no room to do maintenance work on transit aircraft as we have a policy of not leaving our regular customers' aircraft outside just to pick up additional work. 3. The proposed size of our new facility will also give us the opportunity to both hangar and work on types of aircraft that cannot presently be handled on the field, so we feel this will bring much needed additional revenue into the Kerrville area. 4. The new facility will also help us utilize our present employees in a more productive manner as well as create additional positions available in the near future. B. General specifications of the new facility---- The new facility will be 160 feet wide and 170 feet deep with aircraft doors opening toward the ramp area. The build- ing will be set back 20 feet to go along with current airport policy and we will also put in a 20 feet by 160 feet concrete slab to join the hangar slab with the ramp. Adjoining the hangar facility in the near future will be an additional 40 feet by 170 feet ground space wing for additional public and office facility such as waiting rooms, rest rooms, pilots' lounge, business offices, etc. The facility will be constructed in such a manner as to meet and in many cases exceed all local, state and federal require- ments necessary to operate on the airport. We will make sure all permits, etc. are handled properly and everything is in compliance with the current policies now in effect at the airport. S&S KERRVILLE AIR, INC. 1B85 AIRPORT LOOP P.O. To the right is a faint outline of our present facility to give you an idea of the appearance of the finished facility. Also attached is a drawing showing the basic ground plan as well as a map of the overall area. We are using the same basic color and material scheme so as to make our overall operation a very pleasant and professional looking facility to both our regular and transient customers. At this time we are also asking for an additional 20 year extension on our present land lease. This can be in the form of a straight additional 20 years, a 10 year lease with a 10 year option or a 10-5-5 or what will work best for both the airport and Ierrville Air. C. Reasons for asking for this lease extension are---- 1. At the present time we have a 20 year lease with no option for renewal. Approximately 18 years are now remaining on this lease. To the best of our knowledge, this is the shortest lease in effect at the airport with the others being much longer or having an option for extended renewal. 2. The estimated cost of our new }iangar alone, not counting office wing and additional requiremnts such as smoke detectors, electrical work, plumbing, etc. is in excess of $250,000.00. We expect to incur an additional $200,000 to $300,000 in expenses during the first year of operation to complete and furnish this facility. This does not include any items such as ground lease payments, utility bills, taxes, salaries, etc. While this is definitely a commercial venture and we expect to benefit from it, we also feel it will be a financial benefit to the community. 44ith the airport being inside the Kerrville City Limits it will increase our city, county and school taxes and it will help broaden the area tax base. Additional employees will also broaden the local buying power. We feel the expenditure alone should justify the additional lease request, but with the additional revenue expected from outside the area customers, this will be a sizeable benefit to the area. As most customers, when in Kerrville to have their planes worked on or just visiting, make use of restaurants, motels, rental cars, etc. Those dollars in turn as you all know end up generating business for our entire community. We are also malting every effort to let local and area contractors build as much if not all of the new facility as possible so as to help generate some much needed business into our present local sluggish economy. We have this type of aircraft coming into Kerrville but at present no commercial facility to hangar them during these business or pleasure trips to Kerrville; and no place to work on them when problems or routine maintenance arise.
