Although the valuation of Lot 194 was increased by approximately $10,000.00, virtually all of this land consists of ravines and is unuseable. Plaintiff derives no income from any of the the within described property, There was no com rable increase in the valuation of adjoining property although most of the adjoining property has improvements located thereon and consists of land more useable than Plaintiff's land which is the subject of this suit. Plaintiff appealed the valuation in 1985 and 1988, and on each occasion his appeal was denied. IX.
