at tax forclosure sale on August 6, 1991 as described
in Quitclaim Deed was sold for less than total amount
of the judgement against the property.

Center Point Independent School District, acting by and through the
President of tt~e Board of Trustees and the County of Kerr, acting by and
through the County Judge for and in consideration of the sum of Five Hundred
Fifty Dollars and No/100ths ($550.00), cash in hand paid by Mike Richards, of
1904 Danielle, Kerrville, Kerr County, Texas 78028, the receipt.of which is
acknowledged and confessed, have conveyed and quitclaimed and by these
presents do convey and quitclaim unto said Mike Richards all of the right,
title, and interest of Center Point Independent School District and the County
of Kerr, acquired by tax foreclosure sale heretofore held, said property being
located in Kerr County, Texas, and described as follows:

TO HAVE AND TO HOLD all of its right, title and interest in and to the
above described property and premises unto the said grantee(s), Mike Richards,
his heirs and assigns forever, so that neither Center Point Independent School
District and the County of Kerr, nor any person claiming under it and them,
shall at any time hereafter have, claim or demand any right or title to the
aforesaid property, premises or appurtenances, or any part thereof.
Taxes for the remainder of the year of the sale are to be paid by the
Purchaser.
This conveyance is expressly subject to any existing right of redemption
remaining in the former owner of the property under the provisions of law.
