EXCEPTIONS TO THE RULES FOR ON-SITE SEWAGE FACILITIES 2885 BANDERA HIGHWAY GENERAL DISCUSSION: This existing home site located between Flat Rock Lake and Bandera Highway has 3 bedrooms and 2400 square feet of living area. The existing system is inadequately sized for this residence and is located too close to the well along the west property line. The current set back for a wastewater disposal area in relation to an non pressure cemented well is 150 feet. This entire lot is encompassed by this set back. Without an exception to this rule no upgraded wastewater treatment system would be allowed and the current owner would not be able to sell his home without repercussions from the Environmental Health Department. This lot is further impacted by the proximity of Flat Rock Lake and the 75 foot set back taken from its' waters' edge. REQUESTED EXCEPTIONS: I am requesting an exception to the 150 foot set back from the well. I need to come within 50 feet of the well to have adequate room for disposal area. To compensate for this encroachment, I am proposing an aerobic wastewater treatment system with chlorination. The quality of effluent from the Nayadic aerobic system is excellent and the chlorination will kill most pathogens remaining in the wastewater. I am requesting a 50 foot drainfield set back from the well. This is the same ~pe system we used when we received variances to well set backs about a year ago or the Richard Land property and the Doug Bamberger property. Both these tracts were along the river near Center Point in Butch Lackey's precinct. I am also requesting a variance to the 10 foot property line set back for disposal areas. To dispose of the wastewater in only the front yard I will need a bit of additional room. This will allow me ample drainfield and will also allow some latitude near existing trees to minimize the impact upon their root systems.
