Memorandum To: Commissioners' Corers From: Frarrklirr Johnston, P.F.. Date: 12.O.S,'199,! Subject: Indian Hills, Phase ('hre Kerr County Subdivision ordinance states (7.03.B.1), "The Final Plat shall conform to the preliminary plat as conditionally approved ..." This plat, Indian Hills, Phase One, has lots shown approximately half the size as shown on approved preliminary plat. 2. I have received no resolution of the replat on Lot 17, Southern Hills Phase Two -which was disapproved by Commissioners Court on September 6, 1994. This impacts the only entrance to Indian Hills, Phase One subdivision. 3. There was a question by the Court when conditionally approving the Preliminary Plat on June 7, 1994, concerning the Water System which will serve the area (7.03.C. l .b). Developer shall show evidence that system meets State Standards- 4. The Commissioners' court could act on one of the following alternatives: a. Grant a variance to 7.03.01, Kerr County Subdivision Regulations and approve Final Plat of Indian Hills, Phase One. b. Approve plat as a re-submitted Preliminary Plat. c. Put on hold until resolution of Lot 17, Southern Hills, Phase Two (see #2 above). d. Reject Plat if water system is not adequate (see #3 above). In accordance with Subdivision Rules and Regulations paragraph 7.03.D.4, "If the final plat is disapproved, the Court shall inform the subdivider in writing of the reasons at the time such action is taken."
