RE: Request Variance for septic tank inspection Verde Park Estates II, Lot 9,
Center Point, Tx.
I, Doris Wood, President of Wells Wood Co.Inc. REALTORS, respectfully request
this body to grant a variance of the requirements set forth by the Kerr County Environ-
mental Health Dept. letter dated March 28, 1995(letter attached) for the following
reasons:
1. Subject property is not a two bedroom house but a small barn that has
been converted to a one bedroom, kitchen & bath living quarters.
2. This a 23 + acre property purchased by Mr. & Mrs. Robert McNally.
The McNally's are going to purchase a mobile home to be installed on this
this property and to have a new licensed, inspected septic tank installed to
to comply with County requirements.
3. When new home is completed, the subject property will be used as an
office. Present system should be more than adequate for this purpose.
4. Sale of property was completed 3-29-95. $6,000.00 was escrowed
by the title company until requirements of this letter have been completed.
We request this money be released from these requirements and returned
to Seller, Mr. Danny Wooten, for his use and enjoyment.

Subject: Inspection of on-site sewage facility located at Verde Park Estates Ili Lot 9. Center
Point, Texas.
Dear I~lr. Wooten:
On March 2~, 1995, an inspection by Mariv Grarza of this department, at the subject location,
revealed that the on-site sewage facility needs upgrading.
This inspection revealed that the septic system was impraperty installed and unde~sixed fora 2
bedravm house. The site septic tanlt ig 550 gallons. Standards require a 750 gallon tank. The
inlet to the septic tank is sloping upward from tank to house. Part of the drainfield line is sloping
instead of level

The existing septic system is located in lass C so~7 with Z9 inches clay loam soil over cemented
/~ li+mestone which requires an alternative system to be installed. Alternative systems require a
professional ct~gineer or a registered sanitarian to design the system for~the soil and site conditions
~:~ Present.
The design plan must be submitted to this department before a permit to construct can be issued.
A license to operate must be obtained after the system is installed and before the system can be
used.
