Flat Rock Lake Property

This is to express the intent on the part of Kerr County to purchase from you the 47 acres located in the
Flat Rock Lake area.
Terms of the transaction shall be as follows:
1. Total sales price is $110,000.00.
2. The buyer may assume an approximate principal balance of $58,500.00 on the existing
note as part of the purchase price.
3. The buyer will pay all of seller's customary closing costs including premium for an owners
title insurance policy; attorney fees, if any, and survey costs, if any.
4. $10,000.00 earnest money will be deposited with Kerr County Abstract Co., Inc. on or
before February 10, 1995, at which time it will be available to seller at his direction.
5. The transaction will close on or before April 1, 1995.
6. A standard earnest money contract will be signed by the parties on or before February 10,
1995.
