(Previously Section 2) There are general items concerning Saddlewood Estates, Section 3 (Preliminary Plat passed as Section 2} that I would like to clarify and ask direction of the Commissioners' Court on the following topics: Drainage All street grades shall be indicated, and runoff figures shall be indicated on the outlet and inlet side of all drainage ditches, at all points in the street at changes of grade or where water enters another street or storm sewer or drainage ditch. Drainage easements shall be indicated (7.03.c.1c.1) and calculation showing the anticipated storm water flow... (7.03.c.1.c.2) Their current plat does not show the calculation or drainage easements. Storm water runoff from this section of Saddlewood will effect drainage on Section 1 and 2. This should be addressed now, or we will have drainage problems that we can never solve after development occurs. (Local Government Code 232-023) 2. Water System . ... developer install water system must be approved by TNRCC prior to County plat approval (8.04.A), with certified letter. We have received no information concerning the TNRCC approval of the water system, per Section 16.343, Water Code (Loc. Govt. Code 232.032) 3. Streets . Eight lots have no access from within the subdivision. They will depend on streets being built in Saddlewood, Section 2, which is waiting on Section 1, which is waiting on Thompson Drive (Spur 98) extension. Lots without access to streets within the subdivision or adjacent to existing public roads do not meet the requirements of the Subdivision Rules & Regulation or Section 232 of the Local Government Code. 4. Since this property is greater than 1 mile, but less than 5 miles from the City of Kerrville, add the following statement to the signature block of Planning Director, City of Kerrville: "this plat is ready to be filed in the office of the County Clerk."
