It is my understanding that you want our firm to 1) perform desk reviews of the appraisals on five (5) properties for purposes of determining an estimate of "Just Compensation" for the partial takings required in the extension of Thompson Drive, and 2) to perform independent appraisals if necessary on one or more of the parcels. The purpose of these appraisals will be to enable acquisition through condemnation. It will be necessary for you or your agent to make the contact with the property owners prior to us contacting them for appointments to perform the property inspections. A copy of the appropriate deeds and a survey of the taking will be provided by the County. We agree to perform the appraisals as outlined and furnish three (3) copies of each narrative appraisal. The desk reviews can be performed within ten (10) days. The appraisals are estimated to require a maximum of forty-five (45) working days after notification to begin the work. In return for said services, it is agreed that we are to be compensated as follows: The total fee for the appraisals is $5, 500. The fee quoted with each property will be due and payable within ten (10) days of delivery by overnight mail of the appraisal. The fee estimate quoted is based on the number of parcels and economy of scale projected. Should one or more of the appraisals be dropped, we reserve the right to adjust the fees on the remaining parcels accordingly. All additional time for re-inspections, trial preparation, depostions or testimony will be at a rate of $125 per hour plus direct expenses. Billings will be submitted once a month, with payment due within fifteen (15) days from billing. Your signature of acceptance below will make this proposal the agreement between us.
