Denson Ken County Judge 700 Main Street Kerrville, Texas 78028 Dear Sir: I recently previewed the 66.45+/- acres known as Flatrock Lake Park. The purpose of this preview was to give an opinion of value for the land. In making any decision that relies upon my work, you should know that I have not followed the guidelines for development of an appraisal or analysis contained in the Uniform Standards of Professional Appraisal Practice of the Appraisal Foundation. Factors considered in making my opinion were location, water frontage, access and the property being utilized for highest and best use. In my opinion, the value of the property is $5,000 per acre.
