LE~GUF_, INC. !t: .l'c;n athan Lct-~, President JOB10/b:3990.1/HRJ/lb/3/5/96 AMENDMENT TO GROUND LEASE AGREEMENT STATE'OF TEXAS COUNTY OF KERR Whereas, Kerr County ("Lessor") and Rerrville Little League, Inc. a Texas Non-Profit Corporation, ("Lessee") entered into a certain Ground Lease Agreement dated February 23, 1987 ("Lease Agreement") in which Lessor leased to Lessee upon the terms, conditions and consideration set forth in the Lease Agreement, a certain 3.95 acre tract of land situated in Kerr County, Texas as more particularly described in the Lease Agreement; and whereas, Lessor and Lessee now desire to amend the terms and conditions of the Lease Agreement to add additional property to the Leased Property. Now Therefore, in consideration of the mutual covenants and conditions set forth in the Lease Agreement and in further consideration of Lessee's community efforts in providing the youth of Kerr County with organized baseball and girls softball, Lessor and Lessee agree as follows: 1. Paragraph 1 entitled "Leased Property" of Lease Agreement is hereby amended to hereafter read as follows: "1. Leased Property: In consideration of the benefits provided by youth baseball and softball to the residents of Kerr County, Texas and of the covenants and agreements hereinafter reserved and contained on the part of Lessee to be observed and performed, the Lessor demises and leases to the Lessee and the Lessee rents from Lessor, under the terms and conditions set forth in this lease (hereinafter sometimes referred to as "Agreement") those certain premises being (i) a certain 3.95 acre tract of land, situated in Kerr County, Texas and being out of Survey 110, Thomas N. Mintor, Abstract 248 as more particularly described by metes and bounds in Exhibit "A" hereto which is incorporated herein for all purposes (collectively "Leased Property") and (ii) a certain 11.77 acre tract of land situated in Kerr County, Texas and being out of Survey 110, Thomas N. Mintor, Abstract 248, as more particularly described by metes and bounds in Exhibit "B" hereto which exhibit is incorporated herein for all purposes." 2. The first sentence of paragraph 2 entitled "Use" of the Lease Agreement is hereby amended to hereafter read as follows: "The Leased Property shall be used solely for youth baseball and softball fields and other activities incident thereto."
