We propose to provide architectural services for the renovation of the Kerr County Courthouse. Our work will be based on the previously approved schematic design package and we will utilize the original construction documents for the courthouse and annex in producing our work. We will solicit the services of Vordenbaum Engineering (who is currently working on the courthouse) and Carlos Coon Engineers for structural and mechanical consultation respectively. I received my degree in Architecture from the University of Texas. After graduation, I worked for the Texas Historical Commission in the Main Street Program helping small towns to revitalize their downtown areas. I moved to Fredericksburg ten years ago to work for an architectural firm. While there, among other things, I worked on banks, schools and municipal buildings including the Gillespie County Courthouse. I provided a space use study and plans for handicap accessibility including a ramped entry and a new elevator. Since starting Mustard Design, I have worked on residential and commercial projects, both new construction and renovation, in Fredericksburg and in other cities in the state. Most recently I have completed a mixed use office/retail project called Whistle Pic Square and an office for the local Edward D. Jones. investments company, both in Fredericksburg. References are available upon request. Following is an outline of services to be provided: DESIGN DEVELOPMENT 22% of A/E fees We will develop and refine the schematic design solution and provide the following information which will be the basis for the construction documents. - Scaled and Dimensioned Floor Plans - Selected Interior Elevations - Selected Construction Details - Mechanical System Review from Engineer - Structural System Review from Engineer - Selected Product Information CONSTRUCTION DOCUMEN'T'S 45% of A/E fees We will supplement and expand the design development ` information, coordinate the consulting engineers work and provide the following documents ready for execution by the contractor. - Architectural Drawings - Structural Drawings - Mechanical Drawings - Electrical Drawings - Specifications Manual BIDDING/NEGOTIATIONS 6% of A/E fees We will advertise for bids, distribute construction documents and oversee the bid opening. Then we will assist the county in evaluating the bids and negotiating any necessary changes in the work'or budget. CONSTRUCTION ADMINISTRATION 27% of A/E fees We will provide the following services: - Visit the construction site at periodic intervals - Answer questions from the contractor - Report to the county on construction progress - Assist county in decisions to be made - Receive and process pay requests - Process change orders - Administer close out of job These services will be provided for a total fee of 6.5% of the cost of construction which roughly correlates to the fee structure which was approved for the previous architect. Billing will be done monthly, corresponding to the amount of work done, with the amount paid for each stage of work to equal the percentage stated in the outline above. The total fee includes the Engineer's fees but does not include reimbursables such as mileage, postage, photocopies, phone charges and photographs.
