The Owner and Contractor agree as set forth below:
ARTICLE 1
THE WORK
The Contractor, having visited the site and examined the conditions affecting the Work, hereby proposes and agrees to
famish all labor, materials, equipment, and appliances, and to perform operations necessary to complete the Work as
required by the Contract Documents for Window Treatment, Horizontal Blinds of the First Floor Windows of the Kers
County Courthouse for the Owner as described in the Drawings and Specifications.
ARTICLE 2
TIME OF COMMENCEMENT AND COMPLETION
The Work to be performed under this Contract shall be commenced on FP~I]~ / 7; /~l~ y ;subject to authorized
adjustments, Completion shall be achieved not later than April 1, 1997. Due to ongoing work by others, Contractor
may not be able to access and install eleven (I1) units in the Auditor Offices until latter Mazch, 1997; however, the
balance of twenty three (23) units shall be installed at eazliest possible date for delivery and installation.

ARTICLE 3
CONTRACT SUM
The Owner shall pay to the Contractor in current funds for the performance of the Work, subject to additions and
deductions by Change Order as provided in the Contract Documents, the Contract Sum of TWO THOUSAND
EIGHT HUNDRED AND NO/100 DOLLARS ($2,800.00).

PROGRESS PAYMENTS
Contractor may submit Application for Payment to the Architect who shall review the Application and forwazd
certified copies to the Owner for payment. The Application for Payment shall show that portion the Contract Sum
properly allocable to labor, materials and equipment incorporated into the Work and materials and equipment suitably
stored at the site at the time of Application. Within twenty (20) working days of receipt by the Owner of the Archi-
tect's certified Application for Payment, the Owner shall pay Contractor ninety (90%) of the amount due, less the
aggregate ofprevious payments made by the Owner to Contractor; and less such amounts as the Architect shall
determine for all incomplete work and unsettled claims. All retainages from progress payments shall be withheld
without liability for interest.
ARTICLE 5
FINAL PAYMENT
Final payment of the remaining unpaid balance of the Contract Sum shall be paid by the Owner to the Contractor
within thirty (30) working days after: (1) the Work has been completed, (2) the Contract has been fully performed, (3)
all matters related to mechanics and materiahnen's liens have been fully satisfied, including any statutory holding peri-
od, and (4) a final Application For Payment has been issued by the Contractor and certified by the Architect.

The following list is a compilation of items observed by the Architect on a preliminary waik-
through with the Contractor. The purpose of this list is to provide partial release for limited
occupancy. Final acceptance by the Owner is dependent on the Contractor successfully
rectifying items on this list, and is subject to a final observation which will be performed by the
Architect and Engineer at such time when the Contractor certifies that the items aze complete
under the terms and conditions of the Contract Documents, or as modified by Change Order.
Rectification of items on this list does not relieve the Contractor of other specific requirements
of the Contract Documents. Contract Time has been extended to January 30, 1997 by adding
Work via Change Order #2.
GENERAL:
1. Provide for Architect's review a 3-ring bound set of Operations & Maintenance Manual,
including Warranty information, list of contractors and suppliers, etc.
2. Provide to Architect a complete accurately mazked Job Set for Architect to transfer to Record
Documents for Owner with specific attention to revised and actual utility locations.
3. Reinstall oak thresholds at doors.
4. Lubricate hazdwaze and hinges. Remove stain blotches from hinges. Paint hazdwaze, screw
heads. '
5. Touch up paint throughout. Even out shiny spots; remove dirt, scuff mazks, fingerprints from
all painted surfaces.
6. Fill all nail holes in base and clean. Reinstall shoe mold and apply final coat of sealer.

7. Remove paint specks from window trim. Sand and seal at top rail of bottom window sashes,
remove white debris.
8. Remove plastic from lights and clean fixtures.
9. Reinstall missing ceiling tiles.
10. Check all registers for trash and remove.
11. Clean all surfaces, outlets and switches thoroughly.
PRECINCT 1:
1. Caulk azound door and transom on cournoom side.
2. Patch mudwork above ceiling.
PRECINCT 2:
1. Even out wall texture at northeast and northwest corners.
2. Patch mudwork above ceiling.
PRECINCT 3:
1. Even out edge of furring; touchup paint.
2. Patch mudwork above ceiling.
3. Remove tape azound door trim.
PRECINCT 4:
1. Even out texture in northwest comer.
2. Fix scratch by light switch.
3. Controls on thermostat aze difficult to move.
4. Patch mudwork above ceiling.

1. Caulk trim azound doors and Secretary window. Provide backer rod and caulk at door to
Precinct 4.
2. Install wall angle at ceiling grid above Secretary window.
3. Install Door 03 and hazdwaze at Secretary.
4. Remove paint from ceiling grid above cased opening to E Foyer.
5. Install cleaz 60 watt light bulbs in ceiling fan.
6. Provide full height bullnose molding on edges of plywood chase; stain and seal. Verify final
coat of sealer on chase.
7. Sand edges and ends of Door 02 ;apply final coat of sealer. Verify that door lock works
smoothly; install strike plate. Lubricate all latchsets, locksets, and hinge pins.
E FOYER:
1. Install missing 6" base and paint.
2. Install switch coverplate.
SECRETARY:
1. Refinish faz left outside door and far right inside door of east wall upper cabinets.
2. Repair scratch on south wall drawers, 3rd drawer from east wall.
3. Clean stain and varnish from all drawer rails and rollers.
4. Remove stain and varnish from all plastic laminate countertops.
5. Caulk at backsplash on east and south walls.
6. Paint exposed conduit under desk brown to conceal.
7. Install shoe mold under desk.

8. Provide brown outlets and coverplates where located on wood surfaces.
JUDGE:
1. Remove tape and even out ridges around Door X21 trim.
2. Touch up paint aoound outlets at east wall.
3. Provide brown boxes, outlets, and coverplates where located on wood base.
4. Install cleaz 60 watt light bulbs in ceiling fan.
WORKROOM:
1. Smooth out inside edge of furring; touch up paint.
2. Clean floor tile, shelving, and kitchen unit.
3. Caulk aoound drain line in floor of kitchen unit.
4. Conceal copper water line behind kitchen unit.
