ARTICLE 2 TIME OF COMMENCEMENT AND COMPLETION The Work to be performed under this Contract shall be commenced on FP~I]~ / 7; /~l~ y ;subject to authorized adjustments, Completion shall be achieved not later than April 1, 1997. Due to ongoing work by others, Contractor may not be able to access and install eleven (I1) units in the Auditor Offices until latter Mazch, 1997; however, the balance of twenty three (23) units shall be installed at eazliest possible date for delivery and installation. kccagrwd - OwneriContrador Ageement -Page 1 of 3 ARTICLE 3 CONTRACT SUM The Owner shall pay to the Contractor in current funds for the performance of the Work, subject to additions and deductions by Change Order as provided in the Contract Documents, the Contract Sum of TWO THOUSAND EIGHT HUNDRED AND NO/100 DOLLARS ($2,800.00). ARTI .. 4 PROGRESS PAYMENTS Contractor may submit Application for Payment to the Architect who shall review the Application and forwazd certified copies to the Owner for payment. The Application for Payment shall show that portion the Contract Sum properly allocable to labor, materials and equipment incorporated into the Work and materials and equipment suitably stored at the site at the time of Application. Within twenty (20) working days of receipt by the Owner of the Archi- tect's certified Application for Payment, the Owner shall pay Contractor ninety (90%) of the amount due, less the aggregate ofprevious payments made by the Owner to Contractor; and less such amounts as the Architect shall determine for all incomplete work and unsettled claims. All retainages from progress payments shall be withheld without liability for interest. ARTICLE 5 FINAL PAYMENT Final payment of the remaining unpaid balance of the Contract Sum shall be paid by the Owner to the Contractor within thirty (30) working days after: (1) the Work has been completed, (2) the Contract has been fully performed, (3) all matters related to mechanics and materiahnen's liens have been fully satisfied, including any statutory holding peri- od, and (4) a final Application For Payment has been issued by the Contractor and certified by the Architect. Provide for Architect's review a 3-ring bound set of Operations & Maintenance Manual, including Warranty information, list of contractors and suppliers, etc. 2. Provide to Architect a complete accurately mazked Job Set for Architect to transfer to Record Documents for Owner with specific attention to revised and actual utility locations. 3. Reinstall oak thresholds at doors. 4. Lubricate hazdwaze and hinges. Remove stain blotches from hinges. Paint hazdwaze, screw heads. ' 5. Touch up paint throughout. Even out shiny spots; remove dirt, scuff mazks, fingerprints from all painted surfaces. 6. Fill all nail holes in base and clean. Reinstall shoe mold and apply final coat of sealer.
