Before I can recommend approval of this subdivision, the following issues should be resolved. The 60' wide "easement" be changed to 60' wide right-of--way dedicated to a homeowners association. 2. Since the adjacent ranch has access rights to use this road, that the road be built to Kerr County Standards, that is 24' wide base and 20' wide double-course pavement. 3. If adjacent ranch subdivides, and used this road for ingress/egress, who will pay for maintenance? 4. An Engineer to provide drainage study and size culverts crossing road, including entry which crosses a ditch. 5. The following note be placed on plat: a} [Owner], by filing this Plat of Record, and future owners of property within this subdivision, by purchasing such property, acknowledge and agree that Ken County shall have no obligations whatsoever to repair or accept maintenance of the roads shown in this subdivision until and unless [Owner) and/or the Homeowners Association has improved the roadways to the then current standards required by Kerr County and the roads have been accepted for maintenance by formal, written action of the County Commissioners Court and the roadway has been dedicated by the owners thereof, and accepted by the county as a public street. [Owner] and all future owners of property within this Subdivision shall look solely to the Homeowners Association for future maintenance and repair of the roads and streets shown on this subdivisions, and b) Restrictive covenants establishing a homeowners association, shall be placed on record concurrently with the recording of the Record Plat. 6.
