[t is suggested [ha[ a Cost Plus Fee with Guaranteed Maximum type of contract be considered. Perhaps the bid should be taken on Guaranteed Maximum, as well as Contractors' method or amount of fee and time required by bidder. The Work is anticipated to be necessarily done nights and weekends, so as no[ [o interfere with delivery of services on the First Floor. SCOPE OF PHASE 2 CONSTRUCTION CONTRACT. Little or no response was forthcoming from County Officials from [he list of possible re-usable items, which we requested action upon, as famished March 2. However, Sheriffs Department indicated that they would coordinate with the Court on some items [hey wanted. Please be aware that items remaining a[ time of construction commencement will add [o the cost of demolition for disposal. We request that the Court take another look a[ the list and possibly have County Departments review same. The submitted Bidding Documents, for which we are requesting approval [o announce for bids, represent our best effort [o approximate the removal of existing detention facilities, which are somewhat unknown due to the lack of "as-builts" and difficulty of logistics of demolition. We set bid date as April l3 Court date per Bidder instructions, previously submitted to you. As previously discussed, it is not necessary [o remove all of the exterior wall concrete liner panels [hat were erected in the maximum security areas. We intend to cut into a few to verify conditions for Phase 3 work, but reserve [he decision to come to the Court [o request removal of more, depending on what is uncovered and the amount of the bids. We did not indicate removing [he extensive (primarily plumbing) piping in the First Floor ceiling in Phase 2. It appears to less disruptive [o do all [hat work at one time (Phase 3A), as much of [he ceiling will probably have to be replaced. PHASES With the District Clerk we continue to coordinate the review of the furniture and layout to confirm the finality of Schematic Design. The Sheriff has also reviewed same and recommended some changes which are reflected in phase 2 Bid Documents and enclosed Schematic Plan SD8. We welcome any other review and comments. Perhaps the Court could adopt this plan with allowances made for minor modifications. QUALIFICATION STATEMENT The above estimates do not include the cost of financing costs, landscaping, moving offices, all furnishings, new window covering, or other specialized equipment. The Costs are approximate, based on the Architect's current knowledge of the construction industry and the comparative open market costs for similar types of construction. The Architect is not a contractor and these are not guaranteed costs, as the Architect has no control over market conditions and what contracting situations the Owner may elect.
