Because of it's beauty and central location to Dallas, Houston, Austin, and San Antonio the Texas Hill country will continue to attract tremendous growth for years to come. While cities like Boerne, Fredericksburg, and Kerrville will all generate growth, Kerrville will be the beneficiary of most of the growth because of accessibility from Houston and San Antonio VIA Interstate Highway-10 and accessibility from Dallas and Austin VIA Highway-290. Although it is often said that Kerrville is on it's way to becoming the next Santa Fe, according to the Kerrville Convention and Visitors Bureau, Kerrville misses the opportunity to host approximately 600 conventions per year due to the lack of adequate hotel/conference center, and golf facilities. There are currently only two golf courses in Kerrville. River Hill Country Club, a private course, which does 40,000 rounds of golf per year, and Scott Schreiner Municipal, a public course, which does 61,000 rounds per year. Lady Bird Municipal, a public course located 20 miles from Kerrville in Fredericksburg, which does 55,000 rounds per year, and Tapitio, a public resort `" course located 30 miles from Kerrville in Boerne, which does 50,000 rounds per year, are two courses that attract many golfers who would otherwise golf in Kerrville if more courses were available to the public. Quinlan Creek Golf Resort, Ltd., a Texas Limited Partnership, has recently acquired the most prime piece of Texas Hill Country property to become available in perhaps the last twenty years. Situated at the northeast corner of the intersection of Interstate Highway-10 and Highway-16, in Kerrville, the remarkable 230-acre tract of land is ready for a high profile mixed-use development. Our overall plan for the 230 acre tract is to allocate approximately 110 or more acres of the property and a preliminary golf course design to a Joint Venture with a golf course development /management company for the development of an 18 hole, class A, daily fee, golf course. The residential plateau will offer a new dimension in residential development with strict architectural control throughout. Overlooking the City of Kerrville and the premier golf course approximately 300 feet below, the residential plateau will become one of the most desirable residential developments in the Texas Hill Country. At the 2000-foot elevation the residential plateau will offer cool southern breezes with very low humidity during the hot Texas summers. Spectacular views in all quadrants will surely make the residential section at Quinlan Creek Golf Resort one of a kind.
