All of the amenities such as pools, tennis, recreational building, sauna, laundry facilities, shuftleboard, horseshoes, etc. are planned in the project. In addition there will be the state of the art telephone system at every site with the features of the finest hotel. This system will also feature a one key access to the Internet for those travelers with computers and wanting to keep in touch with their a-mail. The electrical system will be designed for the current 50-amp requirement and additiona150 amps of excess in anticipation of the changing RV industry. The cable system will feature all of the regular stations plus an interval station for the park use in announcing daily activities. ~. The Ranch will be developed in three phases starting in the fall of 1999. The opening date will be January of 2000 for the first phase. The additional phases are anticipated a year apart as the business is developed. Total build out will be approximately 300 spaces. Amenities will be buih in each phase as the project is developed. The main recreational building, which will be designed with the Texas theme in mind, will be built in the first phase. As the RV business has developed the units being produced are getting larger every year. Five years ago the normal motor home was in the 25 to 30 feet long range. Now the average is closer to 40 feet and growing. There are many units today in the 45-foot length class and they pull trailers of up to 30 feet long. This is an overall length of 75 feet. There are very few RV parks that will accommodate this length and allow the RV to keep the trailer attached. Buckhom Lake Resort is designed to allow for these large rigs to enter the park and remain attached to their trailers while still having access to remove their car. 'The normal power requirement five years ago was 30.amps, today the requirement is 50-amps and growing. This requvement is graphically demonstrated when a group of busses arrive for a rally and they all plug into the parks electrical system. Often times there is a large disappointment when all of the electrical breakers show signs of weakness and half of the guests end up running they generators to keep therr systems Winning. Again the Buckhorn Resort is designed so that every space will have a true 50- amp service with another 50-amps in reserve. '1 Buckhom Lake Resort will develop its core business in the rally sector of the industry. There are few parks in the country that are set up to accommodate a 100 plus RV Rally. These activities are from 3 to 6 days and will generate a great deal of money for the local economy. Many of the activities are held on premises but there are just as many that seek activities in the surrounding azea. Businesses such as restaurants, retail, movie theaters, golf, and repairs of all kinds aze recipierns of this business. There are many good parks in the country that have been developed over the yeazs. Some of them have let then pazks turn into housing developments for low-income families. With the introduction of any fixed housing in the pazk it severely changes the atmosphere from that of a vacation feeling to that of a housing development. Buckhorn Resort is designed and will be operated as a high-end destination resort for the traveling public. There is a pool and laundry facility for every 100 spaces. There will be a central activity center for large gatherings and activities. Fishing will be on the site for a catch and release program. Tennis courts as well as volleyball, horseshoes and shuffleboazd will be available for the guests. Concrete will be the material for the individual pads. These pads will all accommodate a 45-foot coach. The pull-through pads will also accommodate the 30-foot trailer in the attached position. Every pad will have a nice patio with furniture and a large landscape area for relaxing in the shade. '~ The site is north of Interstate 10 on exit 501. This is the intersection of Goat Creek Road or Ranch Road 1338 and I-10. 64 acres of land aze available within the boundaries of the site. Goat Creek runs through the middle of the acreage and there is currently a lazge lake on the site that was developed in past yeazs. Great care will be taken to maintain and enhance the beauty of the creek and water features of the property. Many large oak trees aze in residence and will be designed azound to maintain their presence for the parkas well as providing a great deal of shade and beauty. Some of the oaks have become diseased and unfortunately will have to be removed to protect the remaining trees. All remaining trees will be treated to maintain their healthy appearance.
