AGREEMENT FOR ARCHITECTURAL SERVICES Pursuant to Order No. 271~,~~- , R. Keith Longnecker, "Architect", was hired as the Architect to draw floor plans, elevations, wall sections and details necessary to complete the finish-out for those unfinished areas of the lower level of the Kerr County Courthouse Annex, including creating the preliminary design and construction drawings for the offices of the Kerr County Juvenile Probation Department and the comdor walls leading to the exit doors at the west and north sides of the building. Architect will: A. Be reimbursed for any long distance telephone calls and other miscellaneous items, at their actual cost. B. Submit a monthly statement to Commissioners' Court For payment of architectural services. C. Be reimbursed for typing services at the Architect's actual cost, not to exceed $10.00 per hour. Drawings and services to be performed by Architect aze as follows: A. Preliminary floor plan sketches showing office locations and arrangements. B. An overall lower level floor plan showing the location of the Kerr County Juvenile Probation Department offices and the exit corridors. C. Complete construction drawings for the Kerr County Juvenile Probation Department offices, including floor plans, elevations, a ceiling plan, wall sections, door details, window and counter details HVAC and electrical drawings and divisions and sections of specifications required for the different components of work involved in the finish-out. D. A cost estimate of all construction work, including professional fees, permits, material costs and any subcontractor costs. E, At the completion of the work, any operations and maintenance manuals and "as-built" drawings will be provided to the Ken County Commissioners' Court. F. Prepare and approve Change Orders for Construction Manager to present to Commissioners' Court when necessary. G. Attend all construction meetings held by the contractors, and if necessary, call for such meetings to solve any construction problems which may arise. H. Participate in a final "punch list" of items to ensure the project has been competed in a timely and professional manner. I. Be present for the discussion of ail construction related items placed on the Commissioners' Court agenda. J. Perform any additional services which become necessary may be added to this agreement by the Commissioners' Court. K. Oversee compliance by the Architect, construction manager, contractors and subcontractors with any governing codes or State of Texas requirements Drawings will begin immediately upon acceptance of this proposal and upon signature of a written agreement for architectural services by the Architect and the Kerr County Commissioners' Court. Receiving all necessary bids from subcontractors and material suppliers. 2. Coordinating community service work with the Kerr County Sheriffs Department and the Kerr County Maintenance Director. 3. Hiring or contracting with a foreman to work full time with the community service personnel and to receive my interpretation of drawings and specifications. 4. Keeping accounts of all costs required to complete the work. 5. Setting up and maintaining communications by cell phone. A construction office will not be necessary; however, it will be necessary to have a "staging area" for construction materials and equipment. The construction management services will inchide the observation, control, and inventory of the staging area. The fee for the above-mentioned construction management services will be based on $40.00 per hour, with a total estimated lump sum fee of $3,920.00. The construction management work can begin immediately after architectural and engineering documents are complete and accepted by the Kerr County Commissioners' Cour[. R.
