Also attached is a drawing showing the relationship of the on campus structures, water wells, on-site sewerage facilities, utilities and existing lot lines. The plat is a combination of existing acreage tracts and existing full and partial platted lots. Tract One combines four platted lots into one tract. Tracts Two and Three revise Lots 13 and 14 of the Hartshorn Country Sites so that they are no longer a portion of a platted lot. Finally Tract Four combines several acreage tracts into one platted tract. The purpose of this plat is to eliminate wastewater lines from crossing property lines, which is a violation of the Texas Administrative Code Chapter 285 concerning on-site sewerage facilities. This plat does not create additional tracts or building sites. Actually it takes ten tracts and reduces them to four tracts. With the purpose of the plat in mind, I am hoping that certain normal requirements for development can be waived, i.e., contours and drainage study. Currently there are no addition buildings planned for this James Avery Craftsman campus. Proposed Tracts One, Two and Three have OSSFs, which discharge less than 1,000 gallons of wastewater a day. Tract Four contains two OSSFs with a collective wastewater discharge of approximately 4,600 gallons a day. Attached is a letter to Keith Jones of James Avery Craftsman, Inc. documenting the results of a study we conducted in February to determine this flow rate. Box 1248 Kemille, Texas 78029 Dear Keith, The results of the water study taken between Febuary 1 and Febuary 15, 2001, are as follows: 662 pump cycles over a 14 day period (includes Saturday & Sunday) 93.46 gallons per pump cycle (includes water entering tank during the cycle) 662 cycles/14 days = 47.28 pump cycles per day 47.28 cycles X 93.46 gallons =4419 gallons per day (rounded) There is another system on this same tract of land and it is designed for 180 gallons per day (gpd). Adding this amount to the other total (4419 gpd + 1 g0 gpd =4599 gpd) and it is still under the TNRCC guideline of 5,000 gallons per day. Si Charlie Di R.S. `
