AGREEMENT FOR CONSTRUCTION MANAGEMENT SERVICES Pursuant to Order No. 2 ~ 0 81 R. Keith Longnecker, "Construction Manager", was hired as construction manager to oversee the Kerr County Courthouse Finish-Out of the Annex Building Lower Level and Juvenile Probation Department Offices at a rate of $40.00 per hour, with a total estimated lump sum fee of $4,800.00. A construction office will not be necessary; however, it will be necessary to have a "staging area" for construction materials and equipment. Construction management services will include the observation, control and inventory of the staging area. Construction Manager will A. Be reimbursed for any long distance telephone calls and other miscellaneous items, at their actual cost. B. Submit a monthly statement to Commissioners' Court for payment of construction management services. C. Be reimbursed for typing services at the Construction Manager's actual cost, not to exceed $10 00 per hour. Services to be performed by Construction Managcr are as follows A. Receiving all necessary bids from subcontractors and material suppliers. B. Coordinating community service work with the Kerr County Sheriff's Department and the Kerr County Maintenance Director. C. Hiring or contracting with a foreman to work full time with the community service personnel and to receive the construction manager's interpretation of drawings and specifications. D. Keeping accounts of all costs required to complete the work. E. Setting up and maintaining communications by mobile phone. F. Watching to see that all safety measures are taken and observed by the contractor or contractors in accordance with applicable OSHA regulations. G. Coordination of the contractors' work with present activities and functions of the courthouse as maybe necessary. H. Complete familiarization with the construction documents to be assured they are followed. H. Present Change Orders to Commissioners' Court when necessary when received from and approved by the architect. I. Review and certification of application for monthly payments to the contractors. J. Submit a bi-weekly written report of construction progress to the Commissioners' Court. K. Attend all construction meetings held by the contractors, and if necessary, call for such meetings to solve any construction problems which may arise. L. Participate in a final "punch list" of items to ensure the project has been competed in a timely and professional manner. M. Be present for the discussion of all construction related items placed on the Commissioners' Court agenda. N. Coordinate construction activities with affected elected officials and department heads in the courthouse. O. Have a mobile telephone and will serve as the primary contact for elected officials and department heads in the courthouse should problems arise related to the finish-out project constructions. P. Perform any additional services which become necessary may be added to this agreement by the Commissioners' Court. This Agreement may be terminated by either party at any time during the construction of this courthouse renovation project upon thirty (30) days written notice to the other party. Construction management services work may begin immediately after the architectural and engineering documents are complete and are accepted by the Kerr County Commissioners' Court. Work performed by Construction Manager in preparing construction plans and alternate office layout concepts for offices to be located in the lower level of the courthouse annex prior to the approval and signing of this agreement are to be paid at the rate as set out above, but in no event shall the total estimated lump sum for the construction management services be exceeded without further agreement of the Commissioners' Court. This Agreement ends upon designation as "Final Completion" by Commissioners' Court unless extended by Commissioners' Court.
