VARRIANCE REQUEST C~p~ Allen Kaiser Julie Kaiser Smith Linda Kaiser Ronald Neil Smith The above named persons wish to submit a request to subdivide property at the corner of Willow Bend and Tallwood St. in Center Point as previously reviewed and discussed with Commissioner Bill Williams. Existing property (pictured) is 5.0 acres. We would like to subdivide 1.0 acre on the corner of Willow Bend and Tallwood in order to sell property (I.0 acre) to Julie Kaiser Smith and Ronald Neil Smith for commercial use. The Smith's plan to build a new childcare facility to replace existing operational facility located at the First Baptist Church in Center Point. New facility will be approximately 3,000 square feet with approximately 3,500 square feet of fenced playground area behind the building. The new childcare facility will face Willowbend. Start of proposed new property line for childcare facility would be approximately 150 feet from existing rent house. Playground will be immediately behind the building. Proposed septic drain field will be behind the building as recommended by Tom Phillips, designer. Kerrville Public Utility Board currently services the property electricity and Aqua Source services the water. There is no independent well on the property. Test holes have been dug on the property and evaluated by Tom Phillips who is a licensed septic designer. His recommendation is attached to this request. Arena Self-Storage, which currently has 34 storage units, is on the opposite corner of the five acres. This facility uses no water. There is also asingle-family residence with one bathroom located on the property. This house uses the existing septic and has minimal water usage. Please place the above proposal in your next Commissioners Court agenda for consideration. Representation of requestors will be present to answer questions. Box 293641 Kerrville, Tx 78029-3641 ($30)634-7803 August 5, 2001 Proposed Day Care Center Corner of Willow Bend and Tallwood Center Point, Ken County, Texas On August 4, 2001, an inspection of the Property for the Proposed Day Caze Center was conducted to ascertain the soil characteristics and suitability for an On-Site Sewage Facility. The total acreage of the subdivision of the properly for the Proposed Day Caze Center is one (1) acre. Two Profile Holes, approximately seven feet in depth and representative of the soil in the proposed drainfield azea, were inspected. The soil in both profiles indicate three (3) feet of Dazk-colored Clay Loam over at least four (4) feet of Reddish Clay. These soils aze TNRCC Class III soils. No part of the Property is located within the 100-Year Floodplain of any River or Stream. There is a Public Water Supply Well located to the North of the Property, across Tallwood Street. There is sufficient room to maintain a 150 foot Sanitary Easement from the Public Water Supply Well by locating a drainfield on the South side of the Property. It is my professional opinion that there should be no excessive difficulties in locating an "alternative OSSF system", such as aLow-Pressure Dosing System or an Aerobic Treatment Unit on the Proposed One Acre Site.
