The preamble Exhibit "A" of said Warranty Deed starts out by describing 4.66 acres composed of all of Tract 14 and part of Tract 10. From this 4.66 acre trod 1.15 acres is subtracted by a SAVE AND EXCEPT described in Volume 221, Page 361 of the Deed Records of Kerr County, Texas. This is followed by another SAVE AND EXCEPT that subtracts 0.70 acre as described in Volume 243, Page RO6 of the Deed records of Kerr County, Texas. At a later date a 0.28 acre trail was conveyed out of the 2.81 acre remainder in Volume 703, Page 588 of the Real Property Records of Kerr County, Texas. This conveyance along with the proposed road dedications leave the proposed 1.99 acre trail. Although Tract 10 is mentioned the intent never was to convey any part of said Tract 10, nor is any part of Tract 10 conveyed.
