"` VARIANCES TO CONSIDER FOR CUTOFF BUSINESS PARK 1. Lot Size -The average size lot is 1.1 acre S.O1.D. Acreage Requirement to Meet Water Availability Requirements: The total number of lots permitted in any subdivision shall not exceed the total acreage in the subdivision divided by five (5) acres unless surface water is the primary source of water for the public or community water system of the subdivision. 2. Drainage -Does not conform to Subdivision Rules 5.06.B Drainage facilities shall be designed to m;nim;~P any adverse impact to private property or public right of way either within or outside the proposed subdivision. The post-construction runoff rates at the point of flow leaving the ^.-. new site shall be 50 or 75 or 80 percent of the pre-construction peak runoff rate for the two (2), ten (10) or one-hundred (100) yeaz storms, respectively. Provisions must be made to assure that no adverse impact is made to existing drainage systems within public right of ways. 3. Utilities are installed eight feet from offthe right ofway. 5.04.C Underground utility lines are to be placed a minimum of three (3) feet below surface (and meet all safety codes) within a range of 0 to 4 feet of the outside of the right ofway line. On Mazch 28, 2002, Stuart W. Vordenbaum performed a jobsite investigation. The investigation and subsequent office review finds the drainage channels to be in general compliance with the Drainage Plan on Drawing C3 submitted to the County on August 23, 2001.
