Planned use for this property after purchase is a commercial commerce park with central water provided by Aqua Texas and individual septic systems on each 1 or more acre lot. if the county commission approves the following items, our first development of this property would be construction on Lot 1 of a 15,000 - 20,000 square foot wine warehouse and bottling [acility (exhibit B) for our business, Spec[alty Blends Inc., with a road extending from Hwy 27 north to Lot 1. Points we wish to address before commissioners court on February 13th: 1. We are seeking approval from the county commission to divide this property into Five commercial lots. Lot 1 would total approximately 1.5 acres on the north s[de of the property as shown on exh[bit A. Lots 2, 3, 4, & 5 would be approximately 1 acre each. After a lengthy search for property to further expand our business, we truly feel that a small Commerce Park in Kerr County, like the one we are proposing, is something of great need and _,_ value. In 2001, when we first became involved in Specialty Blends, we relocated the business from Dallas to be near our home to Kerrv[lle. For two years we leased a 2500 square foot warehouse on Peterson Drive until we outgrew that space in 2003. At that time we relocated to the former Budweiser warehouse in Ingram where we currently operate. As the lease of that building is nearing an end, our search for a su[table facility or acreage in Kere County to accommodate an expansion of our unique type of business has been frustrating and difficult. Because of this, we had almost resigned ourselves to relocation to another area until we were presented with this particular property in Center Point. [f the court approves our proposed plan, this particular property will a0ow us to accomplish several things; Firstly, and most importantly, we would have the opportunity to continue to 1[ve in Kerr County and expand our business here. This property also allows us to create an investment in which we hope to attract other businesses. 2. We are asking the commission for a variance in the width of the easement from Hwy 27 to Lot 1 for a private commercial dr[veway or country lane of 40'. Explanat[on for this var[ance: Due to the narrow w[dth of the property (250' total), we are requesting a reduct[on in the width of the easement to 40' to accommodate more build[ng options and 1 acre minimum sites on lots 2.5. The length of the easement from Hwy 27 to the entrance of Lot 1 would be approximately 1000'. Due to the substantial investment we intend to make In this property and in our new facility, we want this to be an attractive and desirable development. By dividing the cost of the road, utilities, water, phone, ect... by 51ots, rather than 2 or 3, it makes far more economic sense for our business as well as that of businesses we hope to eventually attract.
