The Engineer has satisfactorily addressed all of the comments, of the August 15, 2006 letter to him, on the plan/profile drawings review. I previously provided you a copy of this letter on the same date, when I delivered his copy of the letter. On August 31, 2006, I also delivered, to you, a set of "red-}fined" drawings showing my comments and the Engineer's response to them. Although the comments on the drawings, regarding the drainage culvert design frequency of 5 year, in lieu of 10 yeaz; the base thickness of 6", in lieu of 8"; and the horizontal and vertical alignment of the existing section of Chisolm Trail not complying with the current regulations; were not addressed, we agreed that the drawings had complied with the interim revised regulations, in effect at the time of initial design. The Engineer had been aware of the revisions to the Subdivision Rules & Regulations of Ken County and had used the interim revisions, prior to final adopted revisions, in his design. As we discussed, the interim revisions met the requirements of other counties, including Gillespie. '" Although the final adopted regulations for Kerr County provide enhanced safety, comfort, and decreased maintenance qualities, the plan/profile drawings were in compliance with accepted practices and the interim regulations in effect at the time. DATE: August 15, 2006 SUBJECT: Live Springs Ranch Subdivision Plai>/Profile Drawings, Ken County Portion (Tracts 1 thru 20} Dear Les, I have reviewed the above referenced subdivision drawings and have the following comments: 1. Chisolm Trail to Sedalia Trail and Sedalia Trafl, from Chilsom Trail to the Kerr County line aze local roads for the subdivision and will require eight inches (8")minimum base thickness. You will need another typical section for this or a note to this effect on the existing typical section. The existing typical section will apply to Sedalia Trail, from Chisolm Trail to the cul de sac, to Gold Rush Trail and the secondary roads in Gillespie County. Sedalia Trail from the Kerr County line to Goodnight -Loving Trail will be a primary road in Gillespie County. 2. Chisolm Trail has two 250' radii on the centerline for horizontal curves and the K values for the vertical curves, except two vertical curves, which don't meet the Ken County requirements and, therefore, need Kerr County approval, as stated on page 46 of their °` regulations. 3. All of the crossing culverts in Kerr County are fora 5 year design frequency and should be fora 10 yeaz design frequency. The 5 year design frequency is currently acceptable in Gillespie County, so those crossing culverts in Gillespie County are O.K. 4. On sheets 1 - 3, Great Western is one word for that Trail, and should be two words. On sheet 2, in the ROAD WAY SPECIFICATIONS section, note 12 should be changed to reflect the 8" minimum base in comment 1, above and the typical section also revised to show this. Also, note I2 reflects the asphalt required for Gillespie County and in light of the steep grades and curves in Kerr County, these should be adhered to. 6. On sheet 2, in the TESTING AND INSPECTION section please add to note 9, that an inspection will be required after R.O.W. clearing and grubbing and prior to roadway grading. 4. On sheet 7, the elevations on the grid don't match the profile callout elevations. On sheet 21, the profile callouts don't match the grid elevations and the PVI callout needs to be moved. 6. On sheet 3, the note concerning private road name signs applies only to Kerr County. The note needs to be revised to reflect this and that Gillespie County private road name signs are to be obtained by calling 911 Rurat Addressing at (830) 997-1726, to obtain county provided road name signs. 7. On sheet 3, delete the "end" sign on Chisohn Trail. 8. On sheet 4, a detail of the tie-in to Henderson Branch Road with Chisolm needs to be provided, hopefully with the more level connection, similar to the Sedalia Trail connection, due to the steep approach grade at both connections. 9. For Kerr County, there is a requirement for erosion control, for ditch slopes greater than three percent (3%), for friable soils, therefore, a note to this effect needs to be added. 10. There is no typical culvert headwall detail and I'd like to see one added, so that there is not a difference in what you intended, how I interpreted it and the contractor's interpretation of the verbal description on the plans. There was a lot to look at on the plan/profile and consider, in light of it being in two separate counties. Since I reviewed the drawings for these two separate counties, the comments on the Gillespie County portion are included in a separate memo.
