RE: Estates at Johnson Creek
This 14.22 acres has an existing house with a well and septic. After purchasing the property they
drilled a second well and added 3 septic systems.
They want to divide the 14.22 acres (including road) into 3 lots, making an average of 4.74 acres.
The general notes state, "All property owners within this subdivision shall mutually own and
shaze in common, any and all pre-existing water wells and water systems herein; along with all
appurtenances thereof installed now or in the future."
As presented today this concept meets the current rules.

RE: Re-Plat for Estates at Johnson Creek
Dear Judge and Commissioners:
In the Headwaters Groundwater Conservation District December 13, 2006 board meeting,
the Headwaters Directors voted unanimously to urge you to deny the re-plat of the
Estates at Johnson Creek as presented to Headwaters by Sherron Properties. Headwaters
supports your consistent enforcement of the Kerr County Water Availability
Requirements, 1.03.A.1, "The Total number of lots permitted in any subdivision that uses
individual water wells as the source of potable water shall not exceed the total acreage in
the subdivision divided by five (5) acres".
