R.H Ranch is located at the end of Byas Springs, past the end of County maintenance. The
platted subdivision road is Dybowski Road.
The current lots aze 100 acre lots, the developer wishes to divide them into 50 acre lots al]
fronting a platted road that is privately maintained.
I believe the concept to revise lots 3 and 4 of R. H. Ranch meets all current rules and therefore I
ask the public hearing be set for Apri123, 2007, at 10:00 a.m.

SUBJECT: Concept Plan for
Revision of Plat
Lots 3 and 4, R. H. Ranch
Commissioners:
The owner of the above referenced lots has asked me to prepare a Concept Plan for your consideration and
approval. These two lots are part of R. H. Ranch, a subdivision filed in Volume 3 at Page 84 of the Property
Records of Kerr County, Texas. Byas Springs Road, a fifty (50) ft. wide public road easement provides
access to these lots and Dybowski Road, another fifty (50) ft. wide road easement is between the lots
providing access to Lots 5 and 6. Neither Byas Springs Road (from Holcomb Road to Lot 3) nor Dybowski
Road are county maintained roads.
The owner would like to divide each lot into two (2) lots (as shown on the accompanying plat) and file a
Revision of Plat. Prior to submitting a "Preliminary" Revision of Plat the owner would like to know if the
county will require any road improvements as part of the platting process. Please schedule this Concept Plan
for your March 12`h meeting date at which time we can discuss this issue along with any other issues you
may have.
