As the lots are currently laid out they are divided by Pikes Peak Road. The owners would like exchange land to make their lots contiguous. We have several questions: I) Since this is an unrecorded subdivision the lots were sold by meets and bounds and they are not creating a new lot, would it be necessary to plat this property? 2) If they must plat: A) Would it be a Revision of Plat or a 21ots subdivision done under the Alternate Plat process? B) The total acreage is 4.50. When reconfigured Lot 8 would be approximately 5.25 and already has a home with a well and septic, Lot 7 would be approximately 4.25 acre lot and does not have any improvements. Would the Court grant a variance to lot size? Th smith pikes peak My name is Kevin Smith, my family and I have a house at 210 Pikes Peak Rd. on Marshal Survey #1304 lot R-8-B with Pikes Peak Rd. dividing this property, my house ~- sets on the south side of the road I would like to give my property on the north side of Pikes Peak road described as R-8-B in Marshall Survey No. 1304, Turtle Creek Ranches an unofficial subdivision to Roland Arthur for his property on the South side of Pikes Peak road described as R-7-B This property exchange would place all property for each person on one side of the mad making the land more usable After the land exchange the property on the north side of Pikes Peak would be approximately 4.25 acres and belong to Roland Arthur. The property on the south side would be approximately 5.25 acres and belong to me.
