Main St. Kerrville, Texas 78028 Kerrville, Texas 78028 RE: Proposed affordable housing for seniors only for independent living in Kerrville, Kerr County, Texas Dear Judge Tinley, We are pleased to announce that Kerrville Gardens at Clearwater Apartments, LP is submitting an application to the Texas Department of Housing and Community Affairs (TDHCA) for tax credit financing for a development dedicated solely to independent living for seniors age 55 and over for affordable housing units. As in most towns and cities, there are established retirement communities for the more affluent along with government assisted living for the low, low income. However, the U.S. Census information for Kerr County identifies a "need" demand for Seniors Only housing that falls into the income bracket of $10-$23K per year based on their retirement benefits. The seniors in this income bracket either have too much income for the government assisted housing or not enough to qualify for the more expensive housing. The idea of providing independent living, Seniors Only communities was developed by a senior member of our development team who designed the larger square footage of the units to accommodate family heirlooms most seniors hesitate to "give up" when downsizing from their home to an apartment; the need for extra storage and shelving that has been incorporated into the floorplans; and, of course, the unit itself is built to be adaptable for those with disabilities with minimal adjustments, should the need arise sooner than expected. The general partners for this development have the experience of providing comfortable and affordable housing for the Seniors Only markets throughout the state of Texas. The residents of these communities have expressed the feeling of security, yet independence, to come and go and do as they please. There are a variety of daily, weekly and monthly events that are available for all residents should they elect to participate. Seniors, whether they are married or single, will have the choice of one or two bedrooms. Each unit is all electric, with all kitchen appliances including dishwasher and disposal, central air and heat with individual thermostats, individual hot water heaters, ceiling fans in the living room and bedrooms, great closet space and linen storage, utility area for their washer and dryer, and a patio for plants or just relaxing outside. TDHCA has many requirements that must be satisfied before committing to any development.
