The project is designed as 280 individual lots to be sold and owned by separate owners (as you would find in a single family housing subdivision). Therefore, it is our understanding we will be required to go through the county platting process. Per our conversations it is our understanding that this development will follow the process as stated below: • Concept plan review, comments, and allowable approvals by county staff and the commissioner's court • Preliminary plat review and approvals by county staff and the commissioner's court o Documents to be provided with the preliminary plat: Letters from associated county agencies acknowledging receipt of the plat and preliminary review and that full engineering and associated documents will be provided for approval at the final plat/final engineering stage of the process. • Final engineering construction documents review and approval by county staff • Review and approval of the Conditional Letter of Map Revision (CLOMR) documents and report by county staff for submittal and approval of the CLOMR by the Federal Emergency Management Agency (FEMA) • Review and approval of the proposed onsite waste water facility construction documents by county staff and the other governing county agencies • Review, approval, and permitting of the onsite waste water facility by Texas Commission on Environmental Quality (TCEQ) • Review and approval of the proposed onsite water system construction documents by county staff and the other governing county agencies • Review, approval, and permitting of the proposed onsite water system by TCEQ • Review, approval, and permitting of the proposed driveway on to Hwy. 27 by Texas Department of Transportation (TXDOT) • Review and approval of the Final Plat by county staff and the commission's court • Review and approval of the Letter of Map Revision (LOMR) documents and report by county staff for submittal and approval of the LOMR by FEMA Once these approvals and permits are given, the developer will at that time decide if a bond would be put up for the improvements so the final plat could be recorded and lot sales could begin; or to install the proposed improvements, have the improvements inspected and approved by the governing agencies (Kerr County, TCEQ, etc.) and then file the final plat for recordation and begin lot sales. Texas Presentation to the Commissioners Court May 26, 2009 The following is a brief outline highlighting the various aspects and qualities being proposed as a part of the Old River Road RV Resort: • 280 individual sites to be sold in a condominium R V Community • 100 acre plus development • Governed by a carefully designed set of Codes, Covenants, and Restrictions to promote and maintain the highest quality of subdivision creation • Resort is designed to cater to the high end of the R V Industry, i.e. Motor Coaches and late model 5th wheel coaches • 30' wide entrance roadway • 25' wide internal roadways • Asphalt(or natural pave) paved roadways with concrete curbing • All roadways privately owned and maintained by resort's maintenance staff through home owner's association • No county maintained roadways • Community water and sanitary sewer system designed and maintained under County and TCEQ standards.
