REVISION OF LOT 17 STAACKE RANCH SUBDIVISION All of Lot 17 was conveyed to Dr Jay Wise in June of 1997. In December of 1998, he conveyed onto Steve Stambaugh 30.00 acres (Lot 17A) by a field note description leaving him the remainder of the original Lot 17 ( Lot 17B and 17C). Earlier this year Dr Jay Wise thought about putting a portion of his remaining property on the market for sale. In so doing the question arose about having t replat. After talking to the Kerr County, we decided to do the Revision of Plat and creating a err County Country Lane that is privately owned and maintained by the owners of Lot 17B an 17C. We also decided to make the 30.00 acre Stambaugh tract part of the plat revision and it s labeled Lot 17A. By doing this Revision of Plat it cleans up the first conveyance an allows Jay Wise to divide his portion into two Lots, being 17B and 17C. I also wanted t note that all utilities are existing and that the Electric provider is Bandera Electric and T lephone provider is AT &T of Texas. I have added the usual utility easements and notes along with the existing utility easements to the plat and have contacted Bandera Electric. Bandera Electric has no problem with the easements as granted. I also tried very hard and long to contact AT &T of Texas engineering department about this matter, but was unsuccessful. And so they did not get to review the plat.
