The issue being the property needs a water well drilled but the seller does not have the means to drill it and has made provision in the sale for the buyer to drill the well once the title is transferred. The property is 6.25 acres at 120 Riojas in the Hill Country Ranch Estates 3 just off Cypress Creek Road. The property is configured in such a way that a drilling rig cannot get more than approximately 40 feet from the front property line, which adjoins Riojas Road being Kerr County property. To meet Headwaters GCD setback rules the buyer will need a property line separation request signed by Kerr County. The current owner's name is Eddie Hall KCAD R # 29074. The issue is the prospective buyer would like some assurance that a well can be drilled before closing on the property. The application to drill and the property line separation request must be in the property owners name so it will have to be done after transfer of the property. If you can, would you give me a reply to this message affirming that Kerr County would be willing to sign the separation agreement. If so, I will present it to the HGCD Directors for their consensus so this transaction can move forward.
