			     	We are pleased to submit this Professional Services Proposal.  Based upon our conve sation
			     	on Tuesday 10/26, we understand the Scope of Work to be the construction of new bu Iding to
			     	house a Justice of the Peace and County Tax Assessor administrators on land adjace  t to the
			     	Ingram VFD.  Based on this scope we have prepared the following Program of Space  and
			     	Schedule of Services and Fees.
			     	A.  Program of Spaces
				   	1.   	30'x60' pre- engineered metal building w/ 10' deep front porch
				   	2.   	2 offices :  12'x15'
				   	3.   	Courtroom & Waiting Area
				   	4.   	Clerks Area
				   	5.   	Mens and Womens Restrooms
				   	6.   	Small Kitchen /Coffee Bar
				   	7.   	Storage
					B.  Professional Services
				   	1.   	Meet with Commissioners and other County representatives, as required
				   	2.   	Schematic Site Plan,  Floor Plan and Exterior Elevations for use in communica  on with
					 	Commissioners Court
				   	3.   	Construction Drawings and Specifications : Architectural & Structural Engineerhng
					 	Services
				   	4.   	Bid Phase
				   	5.   	Construction Administration Services : submittal review and periodic site visits
				   	6.   	Other Services as requested and authorized by Client
					C.  Professional Fees
					We propose to provide our Services on an Hourly Basis to a Guaranteed Maximum amount
					by Phase.

				   	Principal								     	$ 135/Hr.
				   	Project Architect/Manager							$ 110 /Hr.
				   	Professional Intern :  Level I					     	$   	75 /Hr.
				   	Professional Intern :  Level II					     	$  60 /Hr.
				   	Admin. /Clerical							     	$   	35 /Hr
			     	E.  Qualifications /Exclusions
				   	1.   	Civil Engineering Services are not included in this Proposal.  Parking and drive layout
						is included.
				   	2.   	MEP Engineering Services are not included in this Proposal.  Design to be pro  ided by
					 	licensed Subcontractors
				   	3.   	Owner to provide Survey and Geotechnical Engineering Services
				   	4.   	Structural Engineering Services based on slab -on- grade.  If Geotechnical Engineers
					 	report indicates another foundation type (e.g. pier and beam), based on soils
					 	conditions, Structural Engineer's Fee will be renegotiated at that time.
			     	F.  Reimbursable Expenses
			     	Reimbursable expenses are defined as follows and will be billed at a multiple of 1.15 times
			     	cost (invoice):  reproduction cif documents, shipping and mailing expenses, long distarce
			     	telephone and fax, and out -of -town Project related mileage will be billed at current Standard
			     	Rate.
