I looked this over and using Table 5.00 I think this would qualify under either the Community Water and OSSF within the high density area or the Community Water and Community Sewer within the high density area. Both are the same, total acreage divided by 2 for your maximum number of lots in the subdivision. I come up with: 3.35 Acres Divided by 2 equals 1.68 Lots, so according to this it can't be divided into 2 Lots. Have you talked with the City of Kerrville yet?
